Ormond Beach Condo’s Among Key Focuses in Volusia's New Building Safety Initiative

Volusia County is taking significant steps to enhance public safety by implementing a new state law requiring milestone inspections for aging condominiums and cooperative buildings. This initiative, prompted by the catastrophic collapse in Surfside, Florida, mandates inspections for buildings over three stories high and 30 years of age, with a reduced age requirement for those near the coast. 31 structures in Ormond Beach out of 86 structures across the county are subject to this law. The county has established a $250 inspection fee and is informing owners about the process. Roger Koop of T.J.W. Management Co. exemplifies the proactive approach being taken, with the Atlantic 22 condominium already having completed its Phase 1 inspection. The law also introduces a Structural Integrity Reserve Study to plan for future repairs, addressing concerns over the financial implications for owners. Despite some challenges, the initiative reflects a commitment to ensuring the long-term safety and integrity of local buildings.
