Declining Mortgage Rates Boost Ormond Beach Housing Market

The real estate market in Ormond Beach and nearby areas is experiencing a resurgence in early 2024, following a downturn in 2023. P.W. Mabry, a veteran agent with Re/Max Signature, notes an increase in buyer interest and property listings, spurred by falling mortgage rates. Freddie Mac reports a stabilization in the average rate for 30-year fixed-rate mortgages, creating a more favorable environment for homebuyers.

Eddie Marcal and Jenny Snyder, both Realtors and board presidents for their respective associations, predict further decreases in mortgage rates, which could stimulate the market. The increase in active listings in Volusia and Flagler Counties reflects this trend. Despite the growing supply, prices are not expected to fall due to the continuous population growth in Florida and a shortfall in new home construction.

The median sale price for homes in Volusia County reached a record high in November, while Flagler County's median price remained steady. Realtors specializing in out-of-state buyers have seen a rise in the dollar volume of transactions, despite a decrease in the number of closings. This trend is attributed to the high demand for luxury properties and the influx of new residents to Florida.

Overall, the real estate market in the region shows signs of recovery and growth, with experts like Mabry expressing cautious optimism for the year ahead.

New Costco Store to Enhance Daytona Beach's Retail Landscape in February

The new Costco store at OneDaytona in Daytona Beach is set to open its doors on February 22nd. The opening date, was revealed in mailers to Costco's subscription customers and aligns with a period of high activity in the area. It follows closely on the heels of the Daytona 500 and precedes the Daytona Bike Week 2024, adding to the excitement and foot traffic expected during this time.

Costco's membership business model allows customers to purchase products in bulk at discounted rates. The store's arrival in OneDaytona is part of Daytona Beach's broader strategy to boost its profile as a center of commerce and business. The area around International Speedway Blvd has become increasingly attractive for commercial ventures, particularly after the Daytona Rising renovations and the influx of major retailers in OneDaytona, enhancing its appeal as a shopping destination.

Volusia County Beach Safety Ups Ante to Recruit Summer Lifeguards

Volusia County Beach Safety is actively seeking part-time lifeguards for the summer season and has increased the starting wage to $17 per hour, with potential bonuses up to $1,750. Applicants must be at least 16 years old by June 1 and demonstrate strong swimming and running abilities. A thorough screening process is required for all candidates, including background checks, physical exams, and drug tests.

Candidates must attend one of the scheduled 2024 tryouts and complete a mandatory 48-hour lifeguard recruit class focusing on ocean rescue training. They are also required to complete a 40-hour first responder and CPR course. New recruits who complete the training class are eligible for a $750 sign-on bonus, with an additional $1,000 bonus for those who commit to a certain number of workdays during the season.
