🏡 Townhomes Take Another Shot Near Yoon Way
A new townhome proposal is revving up old debates in Ormond Beach. Engineer Realty, LLC is planning to build 12 townhomes on a 2.81-acre parcel at 1190 W. Granada Blvd., near Yoon Way. To move forward, they’re seeking a small-scale comprehensive plan amendment and rezoning the land from “Special Environmental” to “R-4 Single Family Cluster and Town House District.”
If this sounds familiar, it’s because the same developer tried a similar proposal back in 2021—except that one aimed for 18 units and didn’t pass muster with the City Commission.
A neighborhood meeting is set for Monday, Jan. 26 at 5:30 p.m. at the Ormond Beach Regional Library. Cobb Cole law firm will host the session, giving locals a chance to learn more and share feedback on the “Yoon Townhomes” development.
Could the scaled-down version win favor this time around? Time—and public input—will tell.

From building townhomes to building futures—next up is a chance for one lucky student to snag a $1,000 scholarship from the Ormond By The Sea Lions Foundation, Inc.
The Al Weeks, Sr. Memorial Scholarship is available to graduating seniors living in the Ormond By the Sea or Ormond Beach area who plan to attend an accredited college, university, business, or trade school in 2026. It’s a meaningful nod to service and education in memory of a long-respected community leader.

💸 Property Tax Reform Could Leave $110M Hole in Volusia Budget
Now for some serious number crunching: A proposed property tax exemption for Florida homesteads could leave Volusia County staring down a $110 million revenue shortfall.
Filed as House Joint Resolution 201, the proposal would eliminate most property taxes on primary residences—except for school levies—starting in 2027. While it’s meant to give homeowners a break, it could come at a cost to essential county services like emergency medical care, corrections, and public safety.
During a recent workshop, Volusia leaders debated how to brace for the potential hit. One idea? A fire assessment fee in unincorporated areas. County Manager George Recktenwald warned the clock is ticking, as such a move could take 2.5 years to implement.
While nothing is final, council members agreed that it’s time to make smart fiscal decisions—whether or not the reform passes. As Councilman David Santiago put it: make the best choices now, and “let the chips fall where they may.”

🏍️ Motocross Facility Moves Forward—But Not Without a Fight
Things are getting bumpy in the county’s latest recreation project. Volusia County Council voted 5-1 to spend nearly $196,000 to further develop a public-private partnership for a proposed motocross park. But Council Chair Jeff Brower isn’t convinced—it’s a “money pit,” he says.
The funds come from Volusia ECHO, a taxpayer-funded program, and will help hire RebelGroup Americas to find a private operator. Supporters argue this will ease the county’s financial burden in the long term. The park is planned for a 356-acre site purchased in 2025 using both ECHO and Volusia Forever funds.
District 1 Councilman Don Dempsey, who first proposed the project, insists it’s about giving kids a safe place to ride. Critics say it’s not the county’s job to bankroll recreational ventures when budgets are already tight.
Brower remains skeptical but praised the land purchase itself, calling it ideal for a nature park—motocross or not.
The track isn’t built yet, but the project is picking up speed.
